So after about 5 or 6 tries I was able to get Down The Rabbit Hole Part 3 alone.. feels amazing. Would recommend the Tarkov discord instead of this.. but that wasn't much of an option for me. Here's what I did.
I go into streets in decent level 5 armor like the Gzhel to tank scav shots, but a mediocre gun that could kill a PMC in an emergency, I used the Gornostay with AP. Also bring grenades to potentially get bosses or scavs to move, flashes probably best. That way you don't lose too much if you go down.
Run to and hide in a spot that is near lexos but not common for people to go to. Listen for lots of gunfire. You're waiting for PMC's to kill the bosses. If it's quiet you'll probably have to reset. I waited until about 15 minutes then moved to the bank to look across and see how it looks.
I found that often all the bosses but Shturman would be down, so I would throw a grenade up top to get him to move when I was entering and running away. Run straight into Lexos, up the stairs and plant the first camera. If you don't have time for that before scavs are coming up the stairs you may need to reset, or get them away with careful nades.
After entering the gate and planting the second camera Tagilla came up the stairs.. fortunately he just stood there and I had time to run past him and outta there. I extracted Crane but Crash Site is also a good option.
Once I was able to get that done, I put on a Thor and Rys w/ face shield, meta gun big mag, no backpack, lots of nades, food and water, lots of meds and a mule/SJ6 combo. Load customs and sit until about 10-12 minutes, somewhere near dorms but sneaky. Got to dorms at 7-8 minutes, nobody there, planted, shot the flare, then shot up the mule and SJ6 and sprinted for 1011.
